ROOF CERTIFICATION · WHIDBEY ISLAND & ANACORTES

A clear picture of your roof.
When the paperwork matters.

A home sale, refinance, or insurance request can bring your roof into focus. Wind Proof Roofing provides roof inspections and condition documentation, with a roof certificate when the findings and requested scope support one.

Buying or selling

Address roof questions raised during a transaction with documented findings and a clear explanation of any recommended work.

Refinancing

Provide roof-specific information when your lender or appraiser requests further evaluation. Share their written request before scheduling.

Insurance requests

Help your insurer understand the roof’s observed condition, with photographs and repair documentation where applicable.

INSPECTION FIRST. DOCUMENTATION SECOND.

We inspect the roof before we sign the statement.

A certificate should reflect what is actually there. We examine accessible roof surfaces and details, photograph relevant findings, and explain concerns in plain language. If repairs or further investigation are needed, we say so.

Depending on the agreed scope, your documentation can include:

Send us the request—not just the deadline.

A lender, buyer, or insurance company may use “roof certificate” to mean different things. Before the inspection, send any required form, wording, inspection-age limit, or contractor qualifications. We confirm whether the requested scope is something we can provide.

Issuance depends on the findings. The receiving party determines acceptance. A condition report or certificate does not automatically include a leak warranty or guarantee loan approval, insurance coverage, or a closing date.

From roof question to clear next step.

  1. Review the request. Confirm the documentation needed, access, fee, and timing.
  2. Inspect and document. Record observed conditions and explain the findings.
  3. Address concerns. If work is needed, review a separate repair scope and any required reinspection.
  4. Prepare the documentation. Provide the report and, where supported, the requested certification.
